With over 25 years of hands-on construction experience, I develop the design with layout, buildability and the realities of construction in mind — before progressing it into a detailed technical drawing package for Building Control and your builder.
What’s Included
Your Full Planning & Building Regulations Package provides one clear design process from the initial discussion and measured survey through Planning and on to detailed technical drawings for Building Control.
Initial Discussion
We discuss your property, what you'd like to achieve and any initial considerations that may influence the project.
Measured Survey
I'll visit the property and take the measurements and information needed to prepare the existing drawings.
Existing Drawings
Existing floor plans and elevations are prepared to accurately record the property.
Design Development
I'll develop the proposed layout with you, considering space, appearance, buildability and how the new work relates to the existing home.
Two Design Revisions Included
Your package includes two rounds of design revisions, giving you the opportunity to refine the proposal before the final design is completed.
Planning Drawings
The required proposed floor plans, elevations and relevant site/location information are prepared for the appropriate planning route.
Planning Application Submission
Where included in your quotation, I'll prepare and submit the planning application on your behalf and provide the required drawings and information.
Building Regulations Drawings
Once the design is ready to progress, detailed drawings are prepared to demonstrate how the proposed work is intended to comply with the relevant Building Regulations.
Technical Construction Detailing
Construction details, specifications and notes are added to provide your builder and Building Control with a clear technical drawing package.
Structural Coordination
Where structural engineering is required, I'll coordinate the relevant structural information into the drawing package.
From Design to Construction
The Full Planning & Building Regulations Package is designed for homeowners who want continuity throughout the design process.
Rather than stopping once the planning stage is complete, the approved or finalised design is developed into a more detailed technical package covering the construction of the proposed work.
This provides Building Control with the information required for their assessment and gives your builder a much clearer set of drawings from which to work.
Structural engineer's calculations, Building Control fees, planning authority fees and any specialist reports or third-party professional fees are separate unless specifically included within your quotation.

Planning authority fees, Building Control fees, structural engineer's fees, specialist consultant fees and other third-party costs are separate unless specifically included in your quotation.

Additional services can be added where required depending on your project.

If you're not ready to progress to detailed Building Regulations drawings, you can start with the Planning Drawings package and progress to the technical stage later if required.
